Premier Loft Ladders were approached by GCP Facilities. They required a replacement loft ladder and hatch for offices situated in a grade II listed building in London.
The property already had an existing ceiling aperture, meaning the replacement needed to fit within the space.
In addition, GCP Facilities required a product offering up to 60 minutes of fire resistance. Therefore, the MiniLine provided a suitable solution for the project.
The challenge…
GCP Facilities initially contacted Premier Loft Ladders in early July looking to replace an existing loft ladder and hatch within offices based in a grade II listed building in central London.
A key requirement was that the new hatch must provide up to 60 minutes of fire resistance. In addition, it also needed to work with the existing ceiling aperture. Therefore, this limited the range of suitable options.

The Solution…
Taking the existing ceiling aperture and requirement for fire resistance, Premier Loft Ladders recommended the MiniLine Fire Resistant Loft Ladder.
The MiniLine is specially designed for small ceiling openings and consists of a space-saving aluminium ladder attached to a laminated wooden hatch box. Furthermore, the ladder is tested by IBS Linz for 60 minutes from below, for installation in either wood-beamed ceilings or concrete ceilings. Other benefits include an insulated hatch with airtight seal.
Once the measurements had been confirmed, GCP Facilities chose a standard size MiniLine, suitable for a ceiling opening of 1100mm long by 600mm wide and a height of up to 2.75m. This provided a suitable solution whilst helping to minimise the overall cost of the project.
From the order being placed and payment received, the MiniLine was delivered in less than four weeks. Throughout the process, Premier Loft Ladders provided regular updates on the progress and expected delivery of the order.
The results…
The original expected delivery date was 21st August. However, as this was needed urgently, the Premier Loft Ladders team did what they could to expedite the order. As a result, the ladder and hatch arrived ahead of schedule on 12th August. Very soon after the MiniLine arrived on site, the installation was completed by the GCP Facilities team.
The finished installation can be seen in the photographs, with the new fire-resistant loft ladder and hatch positioned discreetly above a refreshment station within the building. The MiniLine EI260 provides a compact solution that works within the existing opening.
